You move into a brand-new home and pay monthly rent plus an option payment. 20% of all payments accumulate as credit toward your future mortgage deposit. At the end of your programme term, you exercise your option to buy the property at market value minus your earned discounts (typically 8–12% off). Your right to purchase is legally secured from day one.
The Cedar (1-bed) requires approximately €92k/yr household income. The Beech (2-bed) requires ~€112k/yr, and The Elm (3-bed duplex) requires ~€138k/yr. Joint applications are welcome — 54% of Homely's applicants apply as couples.
If you need more time, the programme can be extended with the owner's agreement — your credits carry forward. If you choose not to buy, the option lapses and you can vacate in the normal way under RTB rules. There is no penalty.
Units are available furnished or unfurnished — the choice is yours. All units come with fitted kitchens, integrated appliances, and full bathroom suites as standard.
